Located in Punta de San Julián, within the natural environment of Laguna de Términos in Carmen, Campeche, this territorial reserve comprises approximately 51.14 hectares, with access from Federal Highway 180.

The property is located near Paso Real, Puerto Real, Isla Aguada and the Puente de la Unidad. The surrounding area is characterized by calm waters and coastal-lagoon landscapes, with activities such as kayaking, paddle boarding, boat tours, recreational fishing, nature photography, and bird and dolphin watching in their natural habitat.

The property scale and setting may support the conceptual development of a low-density tourism reserve, eco-residential project, boutique villas, fishing lodge, nature club or nautical experiences, subject to the applicable regulations and feasibility studies.

Part of the property contains mangrove vegetation. Any development proposal must be subject to technical, legal and environmental studies, territorial planning and the corresponding authorizations. The documentation also refers to an area of land gained from the sea that was previously under concession; its validity, surface area and conditions must be verified through the appropriate documentation before being considered as part of any operation.
