This Privacy Policy describes how Point4Homes (“Point4Homes”, “we”, “us”, or “our”) collects, uses, shares, and protects information about you when you visit point4homes.com, use our marketplace, or otherwise interact with our services (collectively, the “Platform”).

By using the Platform you agree to the practices described in this Policy. If you do not agree, please do not use the Platform. This Policy should be read together with our Terms of Service.

1. Who we are

Point4Homes is a real estate marketplace serving the Riviera Maya (Mexico). The Platform connects prospective buyers and tenants with independent real estate agencies and agents (“Listing Agencies”) who post their own listings. Point4Homes itself is not a real estate broker and does not buy, sell, or rent property.

2. Information we collect

2.1 Information you provide directly

• Account information: name, email address, phone number, role (buyer, agent, agency admin), and, where applicable, agency affiliation.
• Authentication: a password hash (we never store passwords in plaintext) and, optionally, a TOTP secret and recovery codes for two-factor authentication.
• Profile content: profile photos, bios, agency descriptions, contact details, and other content you choose to publish on your public profile.
• Inquiries and leads: contact details and messages you submit through inquiry, contact, or seller forms.
• Listing data: if you are an agent or agency admin, the listing data, photos, and notes you upload.

2.2 Information collected automatically

• Usage data: pages viewed, search terms, saved searches and favourites, referring URL, approximate timestamps.
• Device and connection data: IP address, browser type and version, operating system, language preference, and user agent string.
• Cookies and similar technologies: session cookies for sign-in and security, preference cookies, and analytics identifiers.

2.3 Information from third parties

• Cloudflare Turnstile for spam and abuse prevention on public forms.
• Google Analytics and Microsoft Clarity for traffic measurement and product analytics.
• Cloudflare Images for hosting and delivering listing and profile imagery.
• Resend for transactional email delivery.

3. How we use your information

• To operate, maintain, and improve the Platform.
• To create and secure your account, including two-factor authentication.
• To route buyer inquiries to the relevant Listing Agency and agent, and to send transactional notifications (account, listing, lead, and security emails).
• To prevent fraud, spam, and abuse, including verifying form submissions and detecting suspicious activity.
• To comply with legal obligations and enforce our Terms of Service.
• For analytics and product research in aggregated, de-identified form.

4. How we share your information

4.1 With Listing Agencies and agents

When you submit a property inquiry, your name, email, phone (if provided), preferred contact method and language, and your message are forwarded to the Listing Agency and the agent assigned to that property. Those parties process your inquiry under their own privacy practices and applicable law.

4.2 With service providers

We share limited data with the third-party processors listed in Section 2.3 strictly to deliver core Platform functions (authentication, image hosting, email delivery, anti-abuse, analytics). These providers are bound by contractual obligations to protect your data.

4.3 For legal reasons

We may disclose information when required by law, court order, or competent authority, or when we believe in good faith that disclosure is necessary to protect our rights, the safety of users, or the integrity of the Platform.

4.4 Business transfers

If Point4Homes is involved in a merger, acquisition, financing, or sale of assets, information may be transferred as part of that transaction.

We do not sell your personal information.

5. Cookies

We use cookies and similar technologies to keep you signed in, remember your preferences, secure the site against spam and abuse, and measure how the Platform is used. You can control cookies through your browser settings, including blocking or deleting them. Disabling cookies may affect some Platform features (for example, staying signed in).

6. Data retention

We retain your information for as long as your account is active and as needed to provide the Platform. After deactivation, we retain residual data for the time required to meet legal, accounting, and dispute-resolution obligations, or to enforce our agreements. Audit logs, lead records, and transactional emails are retained per the schedules documented in our internal data-retention policy.

7. Your rights

Depending on your jurisdiction, you may have the right to:

• access the personal data we hold about you;
• request correction of inaccurate or incomplete data;
• request deletion of your data, subject to legal retention obligations;
• object to or restrict certain processing;
• request a portable copy of your data;
• withdraw consent at any time where processing relies on consent.

8. Security

We apply industry-standard technical and organisational measures to protect your data, including TLS encryption in transit, hashed passwords, role-based access controls, and two-factor authentication for agency admins and agents. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.

9. International transfers

Point4Homes operates from Mexico but uses service providers that may process data in other jurisdictions, including the United States and the European Union. Where applicable, we rely on standard contractual safeguards to protect international transfers.

10. Children

The Platform is not directed to children under 16, and we do not knowingly collect personal information from children. If you believe a child has provided us personal information, please contact us so we can delete it.

11. Third-party content and listings

Property listings on the Platform are submitted and maintained by independent Listing Agencies and their agents. Point4Homes does not independently verify the accuracy of listing content, pricing, availability, or any agent claims. Inquiries are routed to the corresponding Listing Agency, who handles your data under their own privacy practices. Please consult those parties directly for information about their data processing.

12. Changes to this Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above. Material changes will be announced on the Platform or via email where appropriate. Continued use of the Platform after changes take effect constitutes acceptance of the revised Policy.
